Inheriting Property
Proposition 19 limits property tax benefits for inherited family property. A child can retain the lower property tax base if the property is the parent's principal residence and is made the child's principal residence within one year
Transfer of Property Tax Base
Homeowners over 55, disabled, or victims of wildfires/natural disasters can transfer their property's lower assessed value to a new principal residence up to three times (or once per disaster) anywhere in the state
Parent-Child & Grandparent-Grandchild Transfers
Prop. 58 & Prop. 193 allowed parents and, in some cases, grandparents, to transfer property without triggering reassessment. They also allowed up to $1 million in additional real estate value to be inherited without reassessment, even if the property is rented.
Senior Citizen Tax Base Transfers
Propositions 60/90 and 110 allowed seniors over 55 or disabled individuals to transfer their home’s taxable value to a new replacement home within certain counties. Prop. 19 now allows this transfer anywhere in California, with no value limit, up to three times
Disaster Relief Tax Base Transfers
Prop. 50 allowed the transfer of property value after disaster damage within the same county. Prop. 171 expanded this to counties with the ordinance. Prop. 19 further allows a transfer of the tax base to a more valuable home after a disaster, with adjustments for the value difference.
